1. The platform
Bulanan (operated by [OPERATOR LEGAL ENTITY — placeholder]) connects hosts offering monthly residential stays in Bali with guests seeking them. We provide the marketplace, messaging, bookings and payment handling; we are not a party to the rental agreement between host and guest.
2. Bookings & monthly billing
A booking is a stay of one month or longer, billed monthly. On a booking request we authorize your first month plus deposit. The first month and deposit are captured at check-in; each later month is charged before that month begins. We never charge the whole term upfront.
3. Payments & agent of the host
We collect payments on the host’s behalf as their limited payment-collection agent. Your payment to us discharges your payment obligation to the host. Host payouts are made after check-in/completion, net of our commission, via our payout provider.
4. Cancellations
Each listing has a cancellation policy (flexible, moderate or strict). The applicable fee is shown before you book and enforced at cancellation. Deposits are refundable except for documented damage handled through a dispute.
5. Conduct & vetting
Hosts must be approved before publishing. Both sides agree to provide accurate information and to treat the property and people with care. We may suspend accounts that breach these terms.
6. Liability
The platform is provided “as is”. To the extent permitted by law, we are not liable for the condition of any property or the conduct of any user. Nothing here limits liability that cannot be limited by law.
